Real Estate First Friday 09/27/2024

Alright. Well, we are we are going to, talk today about, efforts outside of of real estate. And so we're we're bringing this subject up because as you go know, if you're not familiar, actually, if you're not in the East Coast, there was a a pretty pretty sizable hurricane here off the West Coast of Florida, Helene. Mhmm. And, thankfully, here in Central Florida, it was it was very mild, just a little bit of rain and wind. But, we're getting a lot of reports this weekend I'm sorry, today, this morning of, you know, a lot of flooding, historic level flooding on the West Coast of Florida and the Panhandle, and then then up into Georgia where that the system is currently, active. So we hope that you guys are okay. I'm praying for you guys and your family and, friends that that everyone affected by the storm is okay. And just a a quick announcement, you'll see a email that goes out later today. And if you're on social media, definitely follow us because we're we're putting out information there as well too. But Robert put out a post this morning saying that all of the hubs that are in the area will be, donation centers. And so, we are collectively gathering resources for those communities that are affected, and those hubs will be distribution centers for resources. And so a list of those locations will be going out today. And if you'd like to donate, we'll have the option for you to be able to do that, to contribute and to help people as well too. So I was, I was a little choked there. So we'll have an option for you to, contribute as well too. So that is kind of what we're gonna be talking about, from today just because it's so relevant. And, you know, obviously, we are very involved in the community and that may not necessarily come just from a business perspective. But for me, you know, that's very faith driven that I have always kinda given back in that sense. And so but I have utilized that as a way to fuel my passions inside of real estate as well too. So, so we're gonna talk through some strategies that you can do to give back, but then it also help your business be visible. They don't have to be in, you know, opposites of each other. Like, you can't say, hey. If I go out there and do something positive for the community or give back to the community, that it also can't lead to business ventures. You know? You may not only wanna do it just for the business, but if you are doing that, a nice added benefit is is, you know, being visible for your real estate business as well too. So I'll kinda turn it over to you for your initial thoughts. Yeah. Sure. Absolutely. So first and foremost, thoughts and prayers to everyone who was affected by hurricane Helene. You know, it's you you never know what to expect when these things come and when they hit, and we hope that, you know, all of you guys were safe. If if you guys do need anything, remember, we are a family here at LPT Realty. Please do not hesitate to reach out to any one of us. You know, we have these donation centers happening at all of our hubs in the local markets that were impacted. For those who are maybe still not in the clear, it's my understanding that the storm's kinda taken a turn in the southeast around that market. You know, if you are out there, stay safe, guys. You know? And and, you know, these are things that just we have to deal with on a from from from time to time. You know, these are things that may pop up from time to time. But, again, we are here. We're here to protect each and every one of you guys. We're here to, you know, be that unity in that family. But, you know, to your point, you know, community outreach is something that, you know, is very important on multiple levels. You know, not only to, you know, some people look at it strictly from the lens of, hey. I'm gonna do some community outreach because it's going to, you know, positively impact my business. But what I would recommend is not just going into that through that lens in and of itself because there's so much level of fulfillment that comes from being able to pour back to your community. You know, being able to be there for others who are, you know, being impacted in a certain way. It does, you know, create this, like, internal sense of, like, passion and and of joy that comes out of that. And, you know, yes, this is a natural disaster or storm that kind of went through that's unexpected. But throughout the year, there's multiple different sides of of of things that happen that, you know, we can always get back on. You know, we're getting ready to enter into the holiday season now. You know, Christmas is about to roll around. You know, Thanksgiving's about to roll around. There's holidays throughout the year. There's just so many different ways that we can plug into our community. Because again, as we mentioned, real estate is a relationship based business, and it's not just building relationships with what I would call prospective clients. You know, take it that one extra layer further. Take it that one step further. How do you build relationships just in your local community? Mhmm. You know, we are in a business that requires you to be very much footprinted in your local market. How do you find a way to, you know, plant your flag inside of that community? We talk about planting your flag into a sphere. How do you plant your flag into a community? And I would recommend doing things that bring you passion, doing things that bring you excitement and joy. You know, are you, you know, someone who likes to, you know, run marathons or run five k's or ten k's, find a way to plug into your community for something that you have a passion about. Do you enjoy, you know, pets and dogs and cats? You know, I'm sure there's many different events in your local market that will allow you to plug in in that fashion, and now you're being seen with like minded individuals. Talk about breaking the ice very easily when you're able to have a conversation with somebody regarding something that you enjoy. Yeah. You know, how easy is it to talk about sports with somebody who likes sports if you like sports? You know, now you're surrounded by people who have similar passions with you, and it's no different than plugging in in in terms of donating and and community outreach during disasters. You are surrounded by individuals who also find that same level of fulfillment of giving back and pouring back and like minded individuals just being together in community. Like, it's such an important point to stay in community in this business. It it it just really will help you extend yourself and and really, you know, grow within your localized market. Yeah. Absolutely. And so, you know, if thinking about this particular example, right, we've got people who are impacted. And so, you know, you may be giving out of the goodness of your heart. But you put that on social media, and you have the opportunity to maybe force multiply those efforts. Right? Because that can be contagious. When you see someone doing something positive or giving back, maybe you can encourage other people to do that. But then it also is a nice way for you to I I would guess you could say from a personal branding perspective. I know that this is, probably about eight years ago or so, maybe a little bit longer than that. There was a community that I was farming, and, I was about eighty percent market share in the community at the time. So, like, I think out of, like, the the six listings that were, up, I had five of them at at one time. So I was absolutely dominating this community. And, we had a hurricane. And so what I did was is I went on the message blog, and I said, hey, guys. For anybody who needs pictures of their roof, I'm gonna come by. I'm gonna be there. I'm gonna dedicate these two full days, to be able to take pictures of your roof, and I will email them to you. I went on to the Nextdoor app, and I said I'll email them to you. So if you guys need it for any insurance purposes or you just wanna see if you're missing any shingles, whatever, I went ahead and I'll do that for you. And so I probably had, like, a hundred and fifty people. I ended up having to hire, my photographer to come out and and help me with it because it ended up being so demand. But I got so many listings over the course of the next couple of years, and that's not why I did it. Like, it it was absolutely a nice benefit, but it really was just an opportunity to say, hey. I've got this skill set. I've got this expertise. I wanna go ahead and utilize it for something else other than, you know, growing my business. And inadvertently, it still did grow my business, but that's an example of that you can be thinking about, like, during these periods of time. But, again, it doesn't necessarily have to be connected to a natural disaster. It could be just something a time of year. It could be something that you talked about, like, you're passionate about. It could be maybe you wanna go and volunteer and, you know, by serving food or you want to you're really into pets like you said and you wanna go to a place where other people are, you know, maybe there's communities of of people who are, like, you know, go to dog parks together and things like that or training schools and, or rescue animals or, you know, there's so many different passions that you have that can also make you visible to the community, and then you have the option of also making sure that they know that you are a real estate agent. People do business with that who they like and they trust and who are, you know, similar to them. We know that that's how a big selection process in terms of you thinking about who you're gonna work with. That is a some of those big key factors. And so and, again, this is a great time. And if you don't feel comfortable doing that, it is always nice just to call and check out you know, check-in on people, make sure that they're doing okay. Hey. I heard that you were affected by the storm. Is there anything that I can do to help? Again, not going there for the sole purpose of self gain. I wanna try to, you know, sell you something or sell your house at some point. You're not doing that. You really have to be genuine in your efforts and really checking on people. But, again, the benefit is that it can, you know, make you more visible and and can can have a lift inside of your business. Absolutely. I mean, it it accomplishes that dual purpose. Right? That that self fulfillment aspect of, you know, something that you feel inside, something that just feels great, or you're doing something that you let's, like, disconnect it from a a natural disaster. You know, something that you just passionately enjoy to do. Like, what better way to connect with individuals around the talking point that you guys are passionate about? So, you know, just yeah. So, like, me per so, Dave off screen, you know, he asked, you know, what are some things that we are passionate about? So, you know, me, you know, in recent times, I have been much more passionate surrounding, fitness. And two weeks ago, I actually shared with Matt. I ran my first, five k race. And surprisingly, I did pretty well. Yeah. You were number nineteen ninety five hundred? Nineteenth out of four hundred and twenty five. Not not the the the offer that I gave you. Little bit extra there. But out of four hundred and nineteen people, I came in in nineteenth place. And, you know, I started, you know, that journey, you know, two, three, you know, months ago, four months ago. And it it was just a natural habit that I developed, and and I found a passion in it. But then I attended that race. And even though we're gearing up to get ready and to stretch and to warm up to go for that run, you just start connecting with people. And you just start connecting with people in a different way. Like, I guess other individuals, like, they go to these events frequently and they've never seen me before. So they're coming to me and asking me is, like, hey. Like, we've never seen is this your first race? You're able to connect. What's your name? What do you do? And then you just start having conversations that it's not like you're forcing a conversation. You're not forcing somebody to say, hey. I'm I'm Lewis, and I'm a realtor. And if you wanna buy or sell a house, reach out to me. Like, you you you you find a way to connect in a different way, and it's something that you're genuinely having a passion for. And it's so funny because in in, like, the fourth kilometer of of that race, I was I was pacing with somebody else, and we're talking to each other as we're going and motivating each other. And we're pushing each other. And then, you know, we get to the finish line, and then we just ended up talking for another thirty minutes from from us just pacing with each other for that last kilometer. And then I got to know him. He got to know me. We're actually grabbing lunch here in these next few days. Funny enough, his business is actually aligned with our businesses, and I think there's opportunities way things there that we can connect with. But all of that happened just from a passion. Right? Waking up one day and say, hey. I'm gonna go do something that I'm passionate about, something that I started doing and and so forth. But it just makes conversation so much easier. What's one of your passions? I'll kick it over to you. Yeah. So, drone and photography, that was, a big thing for me. So, I fly FPVs, which is first person view. So you put goggles on and then, like, it feels like you're flying. And so that was really, really fun for me. But, obviously, that's really the the the same skill set I applied to that neighborhood at that time. Like, hey. This was really before drones were super popular. They were super expensive at that time. It was, like, two thousand dollars for, like, basic drones, the d the DJI, drones. And, not a lot of people knew how to do what I was doing, which is, you know, immediately put the information, putting it together inside of a a shell spreadsheet that was super organized, sending the different angles because I knew exactly what adjusters were we looking at. You know? So I kinda put all those skill sets and that passion together to serve the community. Most recently, of course, I still am a a huge car enthusiast. And so, you know, car meetups is is fun for me, and I like the supercars because, you know, that's, they also have expensive houses. So that's that's also nice. But then, you know, there's also, you know, my faith based, kind of passions, and that's really where my family and I will go, and we will donate at shelters or we will go, to Humanities of Habitat and, you know, help, you know, rehab certain areas. And, I can't necessarily say that I've ever really gotten business from that. I haven't necessarily always been as purposeful in in my communication there about that, because I'm usually there with my family. But those are passions, and those are definitely things that I I can even improve on even just, you know, talking through it right now in terms of being there and seeing if there's any needs while I'm out there doing something that, you know, is fulfilling from a from a personal standpoint for me. Yeah. No. That's awesome. And and I also wanna ask the chat if you guys don't mind, like, just drop in the chat maybe some of your passions. What are some of the passions that you guys have that you guys love to do? You know, give some examples of what some of these things are because it's funny because sometimes we don't recognize what our own passions are. Like, it's like you get asked the question, like, wait, what are my passions? What do I like doing? And sometimes you have to see some of these examples to understand, like, hey. I have that same passion. I actually do that same thing. Oh, wait. I didn't think about doing it that way. And I guess why this is important is because oftentimes we get so caught up with the granular aspect of real estate. Right? Like, the contracts and the things that tend to bug us down. Right? You know, communicating with clients and overcoming inspection issues and the difficulties of of of just the real estate transaction that sometimes we don't realize that doing something that we just organically like to do can still have a positively impact in our business because we are blessed to be in a business that is relationship based and community based. So it affords us that opportunity to be able to do that extra thing that other industries may not have the ability to do. Right? Like, if you're, you know, a doctor at a hospital, it's very difficult to be community based because someone's just gonna show up to the hospital that they're nearest at that time. We are in a position where we can build those relationships, and then we can work on our communications. We can work on maximizing the opportunities. You know, we talked about this last week in on Real Estate First Friday, maximizing opportunities. You know, that when you're going out to these events, have those purposeful approaches, like, just capitalize on those moments when those moments are available. And it's it's so fun to do it from a place where it's something where you genuinely have an excitement for and genuinely just have a passion for. Yeah. That's right. Well okay. So let's, let's see if we've got any. Dave, what is anything in the chat that people Yeah. Just people talking about some of their their passions. What what are some of those passions that we've got? Gardening, nature Gardening. Yeah. Nature walks. Yep. Volunteer cleanups. Yep. Perfect. Has coached baseball for twenty five years. A coach. Okay. So, actually, one, I know someone, so so I I love those suggestions, and those passions. And, but the coaching one, that is a big one. I know someone who predominantly runs their entire business off of coaching little leagues, and they are just like the community guy. You know, everyone knows what he does outside of coaching, and he just has a steady pipeline. He does it for master's academy here in in Oviedo, Florida private school. But he is I mean, his total business is based off of, you know, his connection through through Little League, and that's just who he is. But, you know, some of those other things like those trail runners or, mountain biking is something that I really enjoy doing, and there's always cleanup cruising things out there or whatever. But it's like a whole community out there, you know, and people are always wondering what each others do and, you know, and so, again, those are great ways for you to have purposeful conversations. And start by asking people what they do, you know, maybe before you try to say what you do, like, when you're in those scenarios of like minded people, ask what they do. Get to know them and see if there's a way for you to enhance their business. You always come from a place of contribution, and that can really help out. But, again, this is all centered around just thinking through this lens of, hey. I don't have to just go out there and buy leads or advertise or, you know, be a real estate agent to the public in order to get business. Sometimes it's about connecting those things with your passions, and that can turn on another revenue stream. So if you think about your past clients as a sphere as being a revenue stream, you think about new leads, and maybe that would be the the purchase leads as a revenue stream. You think about involvement inside the community as a revenue stream. Like, you start to put all that together, and it starts to develop a very healthy business. Right? Because you're not dependent on any one particular thing. And so, you know, there's I know that a lot of people with they are stuck on one particular lead source. For example, like, if you're I don't know, doing Google PPC and then they change how much it costs, you're subjected to that. Right? Like, you're you're stuck in the crux of whatever they give you. But as you have a more diversified business and, again, these are some of the buckets that you can be thinking about on how you can make yourself visible to those to those groups of people. You have a well rounded business, and you have the ability to kind of circumvent those debt dips that may happen in in more single approach businesses. Yeah. That's actually a really good, homework assignment to do. Like, really sit down and, like, think through, like, what are the different categories of revenue generating leads. Right? And start, like, just outlining those categories. Right? Like and and and put down categories that you're willing to do. Right? So you have, like, you know, paid PPC. You have, you know, premiered agent with Zillow. You have open houses. You have, you know, auditioning for the listing through door knocking. You have expanding your reach within your community. Like, just stipulate different categories of revenue generating activities, and then start carving out a plan for each and every one of those categories. You know, really go in there and say, okay. Well, if I wanna do, you know, open houses, maybe I don't have listings. Well, what I need to do then is reach out to maybe other LPT agents who have listings that maybe will allow me or afford me an opportunity to do an open house at their listing or maybe another agent at another brokerage. Whatever the case may be, if you currently don't have that pipeline, fill up that category, you know, community. This is the one that we're talking about today, community outreach, you know, start carving out. What are some of your passions? Are there things happening in your localized market that will allow you to be plugged in inside of your community? And then go to those events. Have a purposeful approach when you go to those events. You know, make it a mission where, hey, I'm gonna go to one of these events. I'm gonna go to this five k race and I'm gonna leave there with three appointments to have coffee with with somebody that I meet at that event just to get to know them a little bit more. You know, is your plan, you know, PPC and and, you know, reinvesting inside of your business through dollars will create a plan, create a workflow for that. Sure. You know, so really take that homework assignment of just, you know, stipulating categories that you are, you know, willing to do and maybe throw some in there that you would never think of doing. You know, maybe we never thought about interjecting, you know, our community passions inside of real estate. But, you know, throw that one on there as well because that's a free one. Like, that's the freebie. Like, you're now doing something that you just genuinely like to do. But, like, really just lay out that outline and then just figure out, like, you know, where are you lacking? Maybe there are certain areas of your business where it's like, hey. I've I've perfected these, but I've never really thought about these. And if these produce the same amount of business that these produce, where would my business go? Right? Like, if you have two categories and it's generating a hundred percent of your business, what's gonna happen if you add one more that can compound itself to that same level? You're basically, you know, increasing your business by thirty three percent in a in a perfect theory world. Right? Like, that's how those numbers would work. But, you know, just just figure out these categories and just figure out plans to be able to go in there and and and, you know, do things that you may not be doing today. That's right. Okay, guys. Well, so we're about just close that time. So what I wanna do is, you know, we talked about this last week for your twenty twenty five plan, which is figuring out what worked for you this year or maybe wasn't as effective for you this year and figure out how to retool that so that twenty twenty five can be a more positive version of whatever that effort is. And so, you know, as you think about your twenty twenty five plan, you know, let's think about what let so for if we talked about the buckets. Right? The the third party lead generation sources, the open houses, you know, you're gonna pick your your menu of items that you're willing to do. But let's put in there what your passion is, and let's see if we can put that in as a organized plan next year. Hey. Next year, I wanna, you know, allocate x amount of days or x amount of time per month to doing my passion. But not only just doing my passion, but trying to be visible from a real estate perspective as well too. And let's just see if that can, you know, let's let's let's put it on paper and and see how that goes. So if you are passionate about giving back, then maybe your plan is that, hey. Listen. I'm gonna go there and I may wear my real estate shirt, right, so that people have some visibility. And, again, I'm gonna go do it because I'm passionate about doing this thing, but I wanna become visible to that group of people. And then maybe you come up with a social media plan. I wanna talk about my efforts on there and then make sure, you know, kind of put all those worlds together. So let's think about whatever your passion is. Let's try to plan something out for every single month for for next year and as much time as as you think it would make sense. Right? Some people may allocate three or four days per month and some people may only do one. But let's start with something and put that into a motion because every you can't just say, hey. I'm gonna start doing it and not really think about the full totality of how much energy and it you know, you don't get the consistency piece. So it starts with just that plan. You have a loose target of what you're gonna be trying to do, and then let's implement that for a twenty twenty five business. And so, again, your homework assignment is think about what your passion it is and think about how you can incorporate your business for twenty twenty five. How much time you plan on spending on doing this thing and how many days per month are you gonna invest in trying to make become more visible inside of your passion. And, and let's, let's maybe hear some some ideas on next real estate first Friday. Yeah. Yeah. Where we go. So cool. Alright. Well, we will go ahead and cut it here, guys.
