Motivational Monday 11/18/2024

Good morning. Welcome to another motivational Monday. If, if you can hear me okay, please give me a quick thumbs up in the chat. I am joining you from, the British Virgin Islands, Saint Martin. Okay. We got a thumbs up. Alright. So my my good luck continues today. We're on a roll. The power went out about five minutes ago, so we were freaking out. But, I'm joining you today from Saint Martin, the British Virgin Islands. We are here, checking on the project that we have recently signed. But let me go ahead and bring in Robert, founder and CEO of LPT Realty, who is in headquarters in Orlando, Florida Lake Mary, Florida. Let's get him up on screen. Where is he at? They're trying to figure that out. We are Robert, how are you? Good, man. How are you? Oh, man. I'm doing great out here. Excited to be here. It looks beautiful down there. I know you're I know you're hating this new construction stuff you're having to deal with, being out in beautiful places. Yeah. Terrible life. We're like, show us all the most beautiful parts of the island. Really just, we really have to soak it all in. Yeah. So no. It's, it's been great, man. The interest on it is, is is just nuts. We've got a video, of course, to show you kind of the progress of that. So we'll get to that in just a little tiny bit, man. But how was your weekend? It was good, man. Yeah. Look. We've been obviously running hard. You know, we did the the week in New York. We have meeting with investment bankers up there, then we were down in Miami having meeting with that meetings with actual investors, you know, this little investor conference that JPMorgan invited us to. It's a lot of exciting stuff happening, but it's it's been a lot. It was nice to just hang out with the kids in jail this weekend and relax a little bit and try to try to unwind because we we've been going nonstop. Absolutely, man. Well, you know, we pretty much have one gear here, and that's, that's forward at all times. But, yeah, it's, excited to have that. I know that last week was kind of a milestone for us in terms of seeing how, you know, investors are looking at, LPT Realty, and it seems like they're super excited. So, you know, internally, we we are excited about that. And, of course, happy for all of our shareholders on this call, our our agent, entrepreneurs who you own, obviously, a port of the company to to know that we are we are moving in the right direction so you guys will be solid. And I know that we're gonna talk about, the shareholder meeting, at some point during today's, call as well too. So, but yeah. So where are we where are we starting today? Yeah. Look. I think I think you're there. Let's let's talk a little about the new construction stuff. I mean, it's been really amazing to see this unfold, and I just I wanna set the stage a little bit before you take it over. You know, we we launched the luxury collections, and we've had a lot of success there. You know, agents utilizing the LC, the different tiers to go out and win luxury listings. And then what we didn't really expect was the ability to take those same tools and go out and win new new construction developments. And, you know, so I know when the first one happened, you know, Hodge, you kinda went and and met and helped our agents land a a pretty big development. I know now we've had, development after development. I think I think last tally you gave me, we've got, like, one point four billion dollars worth of new construction developments now that are committed between LPT and Aperture and then available to all of our agents. And the really exciting thing there is the dynamic that that brings. You know? So I know and you're gonna talk about this. But when you go on these meetings with developers, with our agents, talking about the ability to say, hey. We have the Aperture brand, which can represent a certain price point. We have the LPT brand, which can represent a certain price point. Those two can work together. We can bring this mass of of weapons to help you market your products. We have the print collateral. We have the digital billboards that are part of luxury collection. We have all these things that are now time tested as a part of LPT to help agents go out and win these new developments. And and I know the developers are excited about it. The developers see what we're able to provide through our our luxury collections. The developers see what we're able to do. So you wanna jump in there and, and kinda share what's going on, Hodge? Yeah. Absolutely. So I think you you summed it up so so perfectly. One, not only do sellers, you know, in residential resales really find our marketing fantastic, but, you know, on the other side of it, developers find it as equally exciting. We have the ability basically to come in and be a white label sales team for them and just make their project look absolutely amazing. And so some of them are interested in billboards. Some of them are interested, you know, in the print collateral. Some of them are interested in the, you know, the the digital ads that we're able to produce. And so there's something for everybody, but the the main thing here is that they have multiple brands to pick from. So we've got a development down in the Bahamas who is really interested in the aperture brand because the starting price point is five and a half million. They top at around thirteen million, and so they were really looking for the aperture price point. We've got some other that are doing, you know, between one point one five million and and five point five million, and they're saying, hey. LPT luxury brand works best for us. We want it to be, you know, kind of, you know, a broader scope. So, you know, it's it's just great to give them those options, and it's fantastic for our agents too because, again, we're getting three year exclusive commitments on these things. We're getting, you know, what you would consider maximum levels of of compensation for that. We're not having to take any discount on that piece, so you're getting years of pipeline that the agents are getting to experience. They are then going to their agents and saying, hey. Listen. I've got this book of business. I need to hire a team. I need to help someone you know, I need to have help to help me get through this project. And so you're expanding inside of that from a team perspective as well too. So it's just been really, really awesome to see. We're so excited to see all the development. And Saint Martin, obviously, being our first international project, I have obviously had deep roots to this island for a long time and never thought I would be coming back here to bring the first fashion, branded real estate in all of the Caribbean, to the island that my my father grew up on, and I had my honeymoon here and, you know, have have still owned property here. So it's it's been really exciting just to kinda see that. So we actually have a video. I don't know, Robert, if you wanna cut to that now. We've got the Elle Saab video. I'm not sure if people really are familiar with that brand. Huge, brand overseas, but, they just did actually a big fashion show out in, in Paris, and they had, like, Celine Dion wearing their dresses and tons of people. So really recognizable brand, and excited to see that they chose, LPT as the one to represent it because they were in, you know, talks with Sotheby's and Douglas Elliman and, you know, all of the the big names, and we were able to be in the based on our our marketing efforts. Marketing wins, baby. Marketing marketing eats brand for breakfast. We've talked about that a lot. You know, marketing is the key to winning and and to see that. And then mentioning here too is this this really was dreamed up by our agents. You know, entrepreneurial agents on the LPT platform said, hey. This luxury collection, this Opal package, this Diamond Black package that I've been using on my luxury listings, can I take this to a new developer and do it on a hundred units, on seventy units? And that's really where this entire thing started. It started with you all as agents, seeing our tools, seeing our marketing power, and having an idea, and then reaching out. You know? And then Matt Hodge going and and helping take that to the next level. And now, again, we've had a lot of success with these. And so it really is neat to see something that started as luxury collections, which, you know, you can go look that up, well documented our knowledge base. If if you are I see people in the chat saying, hey. How do I learn more about this? That's step one. Right? Familiarize yourself with the tools. You know, this was agents who were using the luxury collections. They were ordering luxury collections on multiple listings, so they were having those conversations with Matt, who runs that group for luxury collections. And then that started the conversations to say, hey. I've done this on a handful of my luxury listings. Can I now go offer it to this luxury development who's building a bunch of homes down the road? And that was really how this all came about. And so now we're looking at, okay, how do we help more agents take advantage of these opportunities? If you can make those types of opportune those types of introductions, how do we partner with you? So just very exciting to see the evolution of our marketing tools creating more and more, opportunities for our agents. And that's really what this whole thing is about. And so, yeah, Ellie Saab is an amazing international global, fashion brand. And then this this project in Saint Martin was highly contested. A lot of the top names in real estate were fighting for it. And, yeah, LPT took down the exclusive listing on it because of our marketing, because of our luxury collections. And that's really what did this. And so every single one of these units is in is getting enrolled in our luxury collections product, you know, up to the diamond black level. You know, that's that's thirty five hundred dollars when you purchase it for an individual listing. That was committed to on every one of these units, but that was the that was the way the agent was able to lock down this property. And so very interesting. I definitely wanna see this video, Matt. I know you guys have a stand, you know, kinda ready to play. Really fantastic to see just this this evolution of this little two and a half year old brokerage that came out of nowhere that's near absolutely punching at the highest levels across the industry. Yeah. Absolutely. Alright, Dave. Let's roll it. K. Cool. Awesome. Awesome. Yes, Bill. I see some people in the chat again asking how to learn more. The luxury preferred network, you can go look that up in the knowledge base right now. We have our luxury preferred network. There are luxury trainings that happen throughout the month. We have our luxury preferred network that you can join. We have our luxury collections. There's, you know, a lot of documentation on luxury collections, what those packages look like, how that works. And so, again, you know, use the resources. We are running, again, multiple trainings per month. Mike Lafito is doing trainings on this stuff. It all starts with our luxury preferred network and our luxury collections because those are the two tools that led for these opportunities to happen. And, again, one point four billion now. We have projects in Saint Martin. We have the Bahamas. We have parts of Florida. And, again, this is just getting started. I mean, this first opportunity really only came about three or four months ago and to see the momentum building, and and that's why we're now sharing it with the entire brokerage here on Motivation Monday. So, you know, get involved. Check out the check out the the the luxury trainings. You know, check out the luxury preferred network where you can get those those sample packs, and you can get that that prospecting collateral. Check out the luxury collections, which is the listing specific marketing packages. That's where all of this starts, and that's how people are able to go in there, and win these amazing things. These and these are active in all states. With luxury collections and luxury preferred network are open in every state that LPT is open in. I think that the reason that that we've stumbled across opportunities here in Florida and the Caribbean is it's where we have the most agents. It's where we have the most opportunity. But we're prepared to execute on these exact strategies everywhere. And I I think you've had conversations with folks in other states as well. Matt, give us kind of an update on the broader projects beyond just what you're doing in Saint Martin right now. Yeah. Absolutely. So, we've got a project in Destin, Florida, and that's actually if you're looking at the Motivational Monday, the reels that are going in the very beginning with the with the luxury collection properties, you'll see them some of the projects there. So we've got a property in Destin, Florida that is two hundred and fifty units. Starting price point is one point five million to five point five million. They actually chose a blended of, LPT luxury collections and then front houses and so they they went with two brands there. We've got another project in Newark Richey, Florida. That's thirty two townhomes off the water. Starting price point is nine hundred and ninety thousand. Top units are about one point four million. And, it would be high end. Each property comes with its own boat slip, private elevators, things like that. Thirty two units. And so, again, that's a LPT luxury collection. And then we've got, some that are working in right now in Bahamas, a property called Walkers Cay, and we are in kind of final ideas in terms of how that looks, but they want the aperture brand on that particular one. And then of course, we're here in Martin, and we've got a few other ones. We've got our RV lot, they chose LPT, and it's five hundred and sixty lots. It's an RV lot. They start around three hundred thousand. They have their own casitas and things like that. So again, it's at that time, we then build a strategic package marketing package based on what makes sense for the project. And so some of them like the Infiniti's, Infiniti Villas where we're here in Saint Martin, we are gonna be using print national publications and magazines like Ford magazines and and probably Vogue magazine just because it's a fashion line, and that really made sense to reach the audience that way. Whereas we have an RV park where that's gonna be more trade shows and and things like that. So we really work with you to develop the strategy and what makes most sense for the developer. But at the end of the day, we are a white label sales team for the developer where they don't have to worry about a conflicting brand or things like that because they're they're they're hiring you for the marketing aspect of it. They're hiring for the expertise of the project. And so that has that has really resonated with that group. And I will tell you, there is a lot of business to be had. You've got a couple key markets where you're seeing big lifestyle brands like, you know, in Miami where you'll see, like the the Mercedes building, you'll see the Bentley building, you'll see Mandarin Oriental flipping over to residential. You've got key markets who are really saturated, but there's just a ton of other opportunities I would consider in rural or non key markets, where there's developers who are searching for those solutions and you could absolutely be it. So, I think with all the questions, it probably makes sense for me to do a a webinar, specifically kinda talking through this and walking you through the pieces that you'll need to understand when when approaching the developers. So, I will schedule that and have that sent out so that everyone who's got questions can attend it and know exactly kinda how, what tools we have available and then how again, if you are interested in, you know, purchasing, working with the developer, or if you've got someone who's interested in in working, you know, with the developer, we'll be able to give you that information as well too. Fantastic. Yeah. And, Megan, check out Luxury Preferred Network. Check out the Luxury Collections. Again, Luxury Collection is property specific. So, yes, you have to have a listing before you can do luxury collection, but Luxury Preferred Network is for you as an agent. And that's where you can get those sample packs and and, again, marketing collateral and additional trainings and be part of that community. So luxury preferred network and luxury collections are the two opportunities that LPT offers to really get into and play with this space. The other exciting thing is if you could spotlight me and bring me back up, Dave. The other exciting thing is, yeah, we're working on ways that through DESI, all of our agents will be able to help promote themselves and these projects. So, again, this is this is fairly new. We're just getting these projects going. It's only a couple of months old. We're working on the marketing collateral, but a big part of that strategy is to make these projects where we have the exclusive listing available to all of our agents to promote. So that way, you can go in there and build a Desi image with your face on it, your contact information on it, to promote to your sphere and your buyers someone who may be interested in a property in the Bahamas, in Saint Martin, in Destin. Because a lot of these are destination type opportunities where our agents at OPT are gonna have the ability to co market these listings through social media, through their own efforts, as a part of this as well. So we're really building this out in a special way that's never been done before in a cloud brokerage to be able to take down this type of exclusive inventory and and then use it to benefit all of our agents while also benefiting the agent who originally brings the opportunity in. So really exciting stuff. Great job, Matt. And, it looks beautiful there in Saint Martin. And, you're you're an hour ahead of us right now in time. California Dreaming. I love it. This is truly now an international company. Here we go. We're global. We start in Saint Martin, and we start in another, time zone. So this is awesome. Three time zones right now. There's amazing distribution of people across the, planet here, and, this is really the first day for, an official kickoff of California, isn't it? This is it. This is it. We've got a five city tour happening in about, thirty five minutes here in San Diego. We're in a beautiful location on an incredible golf course. This is, on a beautiful day in, California. This is actually gonna be fantastic. We are ready to go. We've had so much incredible interest in California. As you all know, we went live and opened last week, and now this is our tour. We've had incredible interest. I think we had about a thousand people on a wait list. So we are looking forward to meeting all of our LPT California agents this week. We are starting in San Diego. We're ending in Sacramento, and, we're on a road to our leader. Yeah. LA tomorrow, Fresno the day after, San Jose the day after that, and Friday will be in Sacramento. The entire state of California. Look out. That's it. We've got, exciting times. This is California is the, the greatest state for production and agent count for many of our competitors. We know it will be for us as well, so we're very excited to kick this off. There has been so much pent up demand energy waiting for LPT to arrive, and here we are. So exciting. Yeah. So I I guess I guess with that, if we can get I think we got a couple slides. I don't know if we're pushing slides from here or from Saint Martin. We've got we got a lot going on here this morning. So if if whoever if whoever has the slides can get my I guess we'll start with the California Dream and Tour slide, and then I've got a special slide as a part of our, expansion. But I I guess we're gonna there we go. Alright. So there we go on, Matt Hodges screen down there. So again, as they said, they're in San Diego today at the Admiral Baker Golf Club, then go into Los Angeles, tomorrow, then Fresno, then San Jose, and then Sacramento. Bill Pipes, will be co hosting that with Michael Valdez and Matt Levy. It's gonna be a really great time to introduce the state of California to LPT. As Michael mentioned, LPT is the largest state by agent count and production for all of the other big publicly traded cloud brokerages. The fact that we have grown as fast as we did and as big as we did without California, is something that is very impressive as I talk to these investors and as we talk to Wall Street. And now we're here to show everybody what we can do, once we have California and the rest of the country open. Alright. And so if we can go to the next slide. Additionally, as a part of that, we are going to launch an expansion state early adopter benefits program. Alright. So a lot of you who joined in our existing states early, got some special benefits, and that was obviously never available to folks in California and the West Coast and all the states that we were not open in yet. So we're going to be launching what we're calling our expansion state early adopter benefits. Okay? So you can see the list of states there. I'm not gonna read it out. And and here's one of the things. If you joined in one of those states previously, we're gonna give you these benefits as well. Alright? So no one's gonna be no one's gonna be penalized for joining too early in their state because some of these states, like, Montana and Wyoming actually opened, you know, a month ago, four or five weeks ago. So anyone who joined as a brokerage partner in any of those states is going to receive, these early adopter benefits. It's a one point four stock multiplier, which you get for as long as you're a brokerage partner with the brokerage, and then your your active direct sponsored agents to unlock all seven levels is reduced from twenty down to fifteen. Now you have to join as a brokerage partner. Alright? One of the one of the things we did special for folks in the early states, especially in Florida, you were able to join as a business builder and then upgrade later. Alright? We're not doing this time around. You have to join as a brokerage partner. That means you're on the eighty twenty plan. So as you're talking to folks who are joining LPT in any of these states or anyone who already joined LPT in one of these states as a brokerage partner, they're gonna receive this one point four percent stock multiplier, which is forever. And this is a massive, massive benefit for our agents and the reduction in the active direct sponsored agents. So if you've got people out there who are ready to roll, get them off the fence. They need to join as a brokerage partner before twelve thirty one. We're opening up basically a six week window for what we're calling early adopters in all of these expansion states. Alright? Remember, we're gonna be in forty eight or forty nine states by the end of the year. I got a couple last pieces I'm trying to put around, for us to get to all fifty. Alright? But right now, we're looking pretty solid on forty eight, forty nine states by the end of the year. The two provinces in Canada, we have a lot of momentum building in Canada. Canada agents will receive these early adopter benefits as well. And so yeah. So if you are if you were if you joined in one of these states that's listed previously as a brokerage partner, you'll be automatically upgraded. And then everyone new who joins in one of these states between now and December thirty first, as a brokerage partner will be able to lock in these, what we're calling, expansion state early adopter benefits. Okay? And And Michael and Jeff. Let's or, Michael and well, Michael and and Matt Levy. You guys are gonna be out there pitching this today. What are you thinking? How exciting is it? Dude, this is this is extraordinary. This is really incredible. A forty percent increase on what you're going to be earning in stock forever as you join between now and the end of the year. We've had a lot a lot of interest here, and people are excited about what we're doing. I wanna remind everyone too. I'm looking in the chat. People are actually flying in to California to join us on this tour, which is amazing. But if any of you have anyone that is attending that you would like Levy and myself to meet with, remember where was our schedule is. We're very happy to meet with anyone that you guys have coming. So, again, the states that that already had access to early adopter benefits are not on here. So, like, in Florida, people had an opportunity to join with early adopter benefits. In Texas, people already had an opportunity to join with early adopter benefits. Alright? This is the list of states. Next slide, Dave. Next slide. This is the this is the states that never had that opportunity. That's why we're doing this. Right? So if you believed early in Florida, you got this. If you believed early in Texas, you got this. Maybe you discovered us late. But people who got in early is early adopters, but then we closed that in March of last year. Alright? Because we we'd opened all those states. We gave all those states an opportunity. So it's only the states that have opened up in this last round of expansion who never had the opportunity. Right? Like, we'd there would never have been an early adopter in any of these states if we weren't doing this, and that's how that's kinda how this list came about. So, you can read through them there. Alaska, Arkansas, California, Connecticut, Delaware, Georgia, Hawaii, Illinois, Indiana, Kentucky, Maine, Minnesota, Mississippi, Montana, North Dakota, Nebraska, New Hampshire, New Jersey, New Mexico, New York, Ohio, Oklahoma, Oregon, South Dakota, Utah, Vermont, Washington, West Virginia, and Wyoming. If you scan the QR code, you can get a copy of the, you can get a copy someone said, did I say Nevada? Did I get a state wrong? Nevada is not on there. Did I say Nevada? No. I didn't say Nevada. Somebody's talking about Nevada. Nevada's not on there. Alright. And I did pass the state abbreviation test. I was nervous kicking that off. If you scan that QR code, you will see the one sheet that outlines this. Okay. Any state that is not listed on there already had a chance to get early adopter benefits. Every other state in the country, people had access to this last year up until March. Alright? So this is for the states that were not open previously as we are expanding now. This is the expansion state early adopter benefits program. Every state that's on there is the ones that never had access to this program. If your state is not listed on there, it means that your state had early adopters in January or February or March of this year or all of last year or all of the year before because those were the states that we opened up early. So scan the QR code. There's information on this on the knowledge base. As you are talking to folks in these new states, which is creating this whole new opportunity to grow at LPT, all of this new opportunity to go out and find folks who are unable to join LPT until right now because their states weren't open, Every one of these states will be open by the end of the year. Now is the time for people to get in there, sign those ICAs, join LPT. We are in we are in position for a massive rush of growth and joining, because of these new state expansions and and because of this. So spread the word. Let your folks know in other states what's going on. And, again, really excited to to drive this so that as we build out the rest of the country, those folks in the the new states have the same opportunities of all the the states that we already opened had with this early adopter package. Well, just excited to be here, man. Excited to see the company continuing to grow. You know, just us being in three different time zones today, all the key leaders in the in the the executive team, you know, help working to expand and and build a better company for our agents. So it's exciting to be part of this mission. Super grateful for the opportunity to be here to serve you guys. Being back here in in my my home island is amazing. And bringing LPT and Aperture brand here is just is a complete surreal. So super excited. The project is just on my left hand side. What's that? Do you wanna share the two spellings of Saint Martin? I saw a comment about that in the I guess it's the the which country that half the island's a part of. They spell the name of the island differently. Is that right? Yeah. Correct. Yeah. So if you're on the French side, it's Saint Martin as we would spell it in America, m a r t I n. If you're on the Dutch side, then it's s I n t m a a r t e n, and so that is that distinguishes between, both half of the island. So it's a tiny island, but it's half Dutch and half French. It actually still uses two different currencies, two different, you know, legal systems, two different governments. It's it's the strangest thing on such a small little island, but, it's so cool because the influence of, the French culture is here. You've got this island vibe. I mean, it's really just a magical place. Unless you're here, it's really difficult to understand kind of how special it is. We were out filming content yesterday and there's the famous Mahu Beach where the planes land right over your head. I mean, it's just it's just a magical place and then the high end real estate, which we are are very fortunate to be, part of the forefront of is really expanding here. We're in this part of Indigo Bay where it is super exclusive, so it's a gated, area of the island, and then inside of that gated area is another gate that then takes us to our project. So absolute privacy, just amazing. We just saw some mega yachts go by. It's just a just a little bit ago before motivational Monday started. So, just excited to bring the brand here and excited to be able to serve our agents at the absolute highest level. That's it, man. That's what we're here to do. That was the vision we launched on, this idea of agent choice, you know, agent centric, everything we're building, and and we continue to provide more choices for our agents, the choice to participate in new construction, you know, the choice of comp plans. Now we finally will have the choice of all fifty states from forty nine by the end of the year. Just really exciting. So we continue to grow. We continue to grow for each and every one of you all. Again, if you have questions, submit them through tickets, get in the knowledge base. Information's there. I know we we we do a lot of stuff. Right? Like, this is a complex company. This is probably a lot more going on than I would say any other brokerage on the planet. And so it does take a little more research. There's a lot of things we're doing, but that's our commitment to you to make sure that we provide you with all of those opportunities so that you can get into whatever parts of this industry you want without having to change brokerages. And that was one of the things I saw coming in. Traditionally, oh, if you wanted to really break into new development, you'd have to change brokerages and go to a brokerage who had those programs. You know, if you wanted to to go on to a transaction fee type model, you had to change brokerages. If you wanted to build a team and you wanted those resources, maybe you had to change brokerages. And so LPT is bringing together this concept of brokerage for life for the first time ever, and we're excited to be partnering with each and every one of you guys. Again, we continue to do exciting stuff. There's so much more on the horizon. We're two and a half years old, and we're just getting started. So, to our crew in California, crush it out there, guys. To our our guys down in Saint Martin, I know you're doing great. And then one last slide we're gonna share here if we can throw that up. We will have our shareholder meeting coming up Monday, December sixteenth. Make sure you mark your calendar for that. That will be available to every agent who has at least one RSU in the company. So if you've closed one transaction or you have attracted someone who closed the transaction, you have, an RSU, a restricted stock unit in the company, and we're inviting you to join us for the shareholder meeting, that myself and Jeff Whiteside will be leading along with Matt and, and Michael and the rest of the team to talk about, where we're going as a company.
