12. Marketing with Connect 2.0 12/04/2024 10PM EST

Come on in, folks. Let's see. See, here we go. Come on in. Come on in. Alright. We've got we've got some folks coming in. Good evening. It is the ten eastern class tonight, nine nine PM here in Texas, and we're gonna go through the marketing stuff. We're gonna have just a great time. Come on in. Ask away. We're gonna walk through this kinda step by step. And, yeah, if we if we lose you, let us know and, throw any questions in the chat, and we're gonna try to handle everything one step at a time. I am gonna go ahead and share my screen, and Gina is gonna go ahead and keep an eye on the chat with me. Let's see. Let me make sure I'm sharing the right one. There we go. Alright. Alright. So, hopefully, everybody can see my screen okay. I think, that is the way it's all set up. This is Connect two point o. If you haven't been in here yet, it it really is beautiful. Just to, you know, kinda orient you once you get into Connect, this is how it looks. And and, again, you know, this is that great new ribbon up at the top with all those great icons going straight into the different areas. And what we're going to focus on, we're gonna go right in here to BizGen generating business to LPT marketing. Alright? So once you click in there, boom. You're here. And now the first thing you're gonna notice is there's a lot of great instructional things here on marketing, on advertising compliance. Of course, when you get into compliance issues, don't forget, a lot of those are gonna be state specific. So if you've got any questions on certain types of compliance issues with your advertising, hit the wrong button with your advertising, then, you know, you might wanna get in touch with your state brokers and make sure that it fits within your state, department of regulation, your real estate regulatory groups. So, but right here, off the bat, you'll notice up at the top on the left, this is kinda gonna be where we're gonna focus tonight. For the next few minutes, we're gonna go through how to set up your marketing profile, how to get into those different platforms, and order all that incredible collateral. So the first thing you're gonna want to do is click on your marketing profile and then go to personal info. Now when you go into here, you know, it's probably gonna have a lot of your information already that got imported. But if it doesn't, go ahead and start putting all of that in and get everything set up. Now one thing you definitely wanna make sure you've got is, a really great bio. Those bios are gonna be eye catching. And, personally, when I when I talk to agents about their bios and about their marketing, one of the things that I I oftentimes try to encourage them to do is be very unique, be authentic to who you are in your bio. Most of the time, you know, if you look at agents' profile shots on their on their Facebook, a lot of them all look alike. They use the same kind of profiles. They use the same kind of bios. They use the same kind of imagery. Be different from the pack. Put your own authenticity in there. Put your own personality into that bio. Make it fun. Make it engaging. But put your information in here so that people get all of the different ways they want to make sure that they get in touch with you. Now on your photos, definitely add a variety of headshots in there. And and while we're in here, go ahead and put some of that great stuff for, like, the things that you have in Facebook with your cover photo. Put that in there while you're there so that people can, again, kinda connect with you, get your personality. We all we love to get to know you folks. And, as you're building your referral business with one another and really leveraging connect in so many different ways, your personality on here is gonna be really important. Having your own sense of who you are so that people can really connect, you know, that's one of the great advantages that we have with a cloud brokerage is to be able to connect with people all over the world, really, not just within our little twenty to forty mile square radius. Square radius? Is that even a thing? I don't know. But we're gonna talk about marketing, not not geometry. So the next thing we're gonna get into here is the communications platform. We wanna make sure we have all of our settings in here. Pay attention to all of these different features that we're getting into. You wanna make sure that your Power Connect is gonna automatically be connected to your phone so that when people kind of reach out to you from those leads, they've got a direct line. One thing to keep in mind, while we're talking about this, and and one of the reasons why I really, really encourage you to dig into this part of Connect two point o, I firmly believe we don't have a lead generation problem in as much as we have a lead follow-up problem. We have people reaching out to us all the time through our MLS, through our listings, through social media, but paying attention to those and being attentive and nurturing to those in a really timely manner, that is so important to making sure that your pipeline is thriving. And so having these things connected in your Connect two point o so that as people are texting or calling or reaching out, however they're reaching out, you're getting that information and you're able to to really kinda seize that opportunity. So take a minute while you're in here once you get your marketing profile set up and those pictures and bio and all that contact information. Go ahead and get into here and make sure that that SMS lead notifications is checked and that you've gone through here and you've created different ways to help follow-up with those folks as they're engaging your profile and and really kinda digging into what you're offering. So let's look at the Desi designer real quick. You know, obviously, we've got the business card designer right here. Let's see if that's gonna load for me. Let me see if I back out of it. Ah, there we go. Look at that. It is it's such an incredibly simple and user friendly interface to be able to go through here. You know, you can select all these different themes. You can design whatever it is you're looking to design. You can put your picture in there. You can change out the pictures. You know, you can approve the design, and then it's ready to print. They've got marketing plans in here. There are the seven home buyer strategies. There's a lot of the collateral. If you've seen all of the stuff that we've put together before, a lot of this stuff, you know, is is just incredible. And if you haven't seen it before, this is your first time, folks, this is one of the things that makes this brokerage great. All of this material, I've been teaching a lot of these Ascend classes in the Houston area, and and agents from outside our brokerage are are looking at this material and and really, really enjoying it. It's again, you can go through here. You can change the color scheme. You've got all these different things in here. Please spend some time. Go through here, set it up, and and get active. Print these things out. Honestly, this collateral right here, these nine critical questions to ask and the seven home buyer strategies, the home buyer workbook, get in here and order a buyer pack. Just try it. There's so much incredible collateral that will blow your mind and not just yours, but any, any consumer out there that you're talking with. The other thing that this makes really simple is now in this new landscape with having to really engage our buyers the same way that we've engaged our sellers for years. Right? Setting down, having that intention, having that purpose, and and those discussions in more of a more of a real kinda sharp take environment, you know, where you're you're really selling yourself on your services as a buyer's agent, instead of just as a listing agent. You know, we've got those listing presentations. We've also got buyer presentations. And and this is so much further down the road than so many other companies out there. This is such a great bonus for you folks. Please use it. Don't squander this lead. Hear me? Don't squander it. This is a huge lead. So get in here. This this home buyer workbook, you know, if you want to design your billboard, if you want to design yard signs, all of this is in here. And it's just really, really simple. Now once you've gone through all of these, I think there's a little bit of a glitch between the DESI AI and the sharing screens, maybe. Let's see if I get to the It's just it's just circling for a bit. It's just taking some time to load, on the back end. Yeah. Yeah. We had that earlier. I wonder if it gets longer as the evening grows on. Like like, the AI is getting tired. It's ten o'clock. I don't know. So we've got yard signs in here, but look at let's look at these agent essentials in these power packs. This is some of the stuff I was talking about earlier. You know, you've got your marketing starter kit, your short magazines, your billboard, your rally pack, all of this stuff in here. And then if you look under the agent power packs, this is it right here. This buyer preshowing power pack, folks dig into this. Trust me. Now, again, look at this. You cannot order this package until you've customized designs for the seven home buyer strategies, the home buyer workbook because this power pack has all that in it. So spend time going back through, excuse me, all these desi, marketing areas, you know, the the seven home buyer strategies, the critical questions, the home buyer workbook. Once you set up and save and approve all your designs in here, then you can go into here and order that buyer power pack with all of that stuff in there. And and if you dig into this one right here and start looking at everything that's in that, it has an incredible amount of information. Now in the property marketing, you've got all of these packs here. You know, obviously, some of this is gonna look familiar if you've been into Connect and looked at some of the collateral before, but a lot of this is gonna really have some new options and some new opportunities. You've got the available open house pack here, the reserved open house signs. Oh, excuse me. Lost myself. Here we go. Collaborative listings, available open houses, reserved open houses, and these are the rejected collaborative open houses. Now this is where your lead list will be. Every time you get leads, they're gonna be funneled right into here, and this lead gen list Gina, can you do you know the difference between the lead list and the lead gen list? I actually do not know that. I I do know that they come in from any of your materials with the the barcoding that come in. Okay. Great. I'm not exactly sure what the difference is on that. Okay. Sorry. And we can find that out. No. No. I, I I will ask. Now, obviously, in the the marketing platform, there's all of these social media graphics. You know, once you start putting all this stuff together, honestly, this is where a lot of the exciting stuff starts happening. Because once you start putting all this stuff together, imagine the possibility not just in generating buyers and sellers by putting these packs together, but then also creating all these social media graphics showing the kind of collateral that you get at LPT and showing the kinds of things that you are able to do for your clients, and you can post that all over social media, not just furthering that lead gen footprint, but also attracting other agents. We don't see this kind of stuff at their brokerage. There's a whole lot of sort of double duty that can be done with these things. And when you start getting into these social media graphics and social media downloads, that's where a lot of that really extra power is gonna come in to be able to generate, extra power is gonna come in to be able to generate so much more, outside the balance of just having those packs and and seeing people in person, but putting it out there on the Internet. But, again, we wanna follow-up on those leads. Right? So, again, right here, this is where you would have your order history if you've been ordering anything or once you order things. And, that's kind of the the the nuts and bolts of the marketing platform. What questions do y'all have, and are there things that you would like to see? I have lost my chat. Been answering most of their questions along the way. Great. Monica had one, but I'm not sure what her question was. Okay. Can we get the shipping cost to be more reasonable if it's Ugh. I would put it just put in a ticket. Absolutely. Absolutely. We try to figure this Yeah. And and if folks, there's one thing that I've I've really seen over and over here, and and this is really something that that really came out during the BBA marathon that we did, is how much we value, input. You know? We took all of that input from the BBA marathon, and that's really kinda a lot of what went into these buyer packs, Listening to the objections, listening to the feedback, the the difficulties that that folks were having in the field and some of their concerns, and that went into those buyer power packs. So if you've got questions, if you've got concerns about this stuff, give us some feedback. Absolutely. Do you get any business cards at a discount for a new agent? I know that we were doing that at one point, I thought, but do we do we have a new agent pack or at a discount, or is that something that we don't need? Not that I know of. I think it's just your basic I mean, there's multiple different ways to get really good discounts on cards if if you're looking for, you know, your first time out of the gate, to save money, through, other than and I Robert's gonna kill me. But other than ordering through here, if you're trying to, you know, to get started with that, Today, it's not crazy expensive. Yeah. Unfortunately so, guys, we have to understand on some of these packs that that, unfortunately, shipping is expensive for everybody. But but it's the weight of the box and the size of the box that gets sent out, which is what drives the cost of, I I I'm gonna probably really seriously put myself on the line here and say, Robert's not making money on shipping. More than likely, he's losing money on shipping. Shipping is extremely ridiculous. I think we're also so attuned to Amazon and free shipping that we don't realize that, again, nothing's free. But just we're so attuned to that that free shipping mode. But, thirty dollars for that huge pack and as much as it weighs is really not you're gonna make that up a thousand fold with one clothing. So With one I mean, you have to do your cost ROI on it. I mean, your return on your investment even if it's forty or fifty dollars in shipping, which I know is a lot, But if you clear the box, you're going to make that money back a thousand fold. So, I mean, you almost you gotta kinda think of long term. It it's kinda like playing the stock market. Those are not short term gains. And And and one thing that you wanna keep in mind too is this is your business. And the best way to build your sphere of influence, the best way to build those those leads and to build that pipeline is to lead with your marketing. Put some money into your marketing. And if out of every single closing, you just take five percent and put that into your marketing, you're gonna see that come back, like Gina was saying, a thousand fold over and over and over. And and these boxes come this is not a one transaction box. This is a box that's gonna last you a good long time and would likely if you empty the box, you're gonna likely generate ten, twenty potential clients at least that you can work? I mean, there's you know, you gotta look at the math, and and you gotta look at how many conversations you have to take to get down to the to the right ones and how many appointments you get to to have something that really connects with people and sticks. And so you you take a box like this and it's not just a one transaction box, you're gonna get a lot of transactions out of this box. Yeah. I mean, if you're doing the listing box and you get the door hangers, you know, always try to make sure five to the right, five to the left, and five across the street just like you're doing any of your prospecting packs, making sure that you're hitting all the right areas. And I think Monica asked which box in all of them. Every box you should be getting, you know, getting it out there into whether it's a listing box, and and and working the neighborhoods, with, all of the whether it's, yeah, the prospecting pack. And I I know a lot of agents who are in the LPT plus program are doing with the prospecting leads, they're doing door hangers, and they're including a lot of the content from some of these boxes in their door hangers as well, the seven strategies and things like that. So, I mean, it you can mix and match, with how you wanna use it in your marketing, but I I will throw this out there. If you are boosting your ads on Facebook and you're spending money on all of that, that's wasted money to me. The that is absolutely wasted money. You should be pouring all of that money into something that is this higher end collateral. It's gonna get you better better listings. It's it's more professional. Unless you're gonna put your limit at a hundred to five hundred dollars, you know, unended on a Facebook post, you're not ever gonna get traffic off of it. So just just really think strategy on spending with marketing. And and for those of you you know, as Gina was going through that, I just went very quickly. And in the DESI, platform, just went ahead and marked every single one of these blue just to pick a color and hit approve on the design, and that's all I had to do in that short amount of time. And now having approved all those, I can go right into here and order the buyer power pack and set everything up. And it's it takes that long. That's it. That's it. Commission percent, we're gonna say four percent. Transaction fee, we're gonna say five hundred dollar transaction fee just to throw something in there. And look at what all comes into this. Seven ultimate home buyer workbooks for seven different clients. Four to seven home buyer strategy magazines. Twenty five, it's a it's a glue pad, pad of pre showing disclosures so that if you need the BBA stuff, taken care of, you've got you've got a pack of that that's just kind of a glue pad together. You stick it in your car. You have one to just rip right off at the at the house. Twelve benefits of homeownership flyers, twelve best practices for house. I mean, it just goes on and on. You you folks can read that. And it takes that long to set it up. That's it. So dig in here, and the more you use it and and really and truly, there's gonna be so much more that's developed as we continue to roll this out. You know, as we continue to connect all these things and develop much more of the social media stuff to be delivered, just come back. There's gonna be more and more. But I think it it all starts with making sure you set up that marketing profile. And then, you know, next step, I would say go in and set all those designs in the Desi Designer. Go make sure that you've got great, images loaded up. Make sure your contact information is set, and, then go in and play and, check out what all is in there. Hey, Shay.
