And then I I can monitor As you're going through, I'll I'll I'll be sure to put attention to that. Perfect. From all. Alright. Come on in. We'll get we're gonna get started here in probably one more minute. We're gonna give everybody a little bit of time to kinda come in and and, get settled, and then we're gonna jump right in. Hope everybody's had a great week. It is Friday eve. So absolutely. Alright. Let's see. We've got a late Friday eve. A late Friday eve. Right. Oh, yes. Carla says night owls. If you only knew. I I'm usually Yeah. Asleep by this time. That is really true. Yep. But I love it. It's fun. So we're gonna jump right in, I guess. We've got we've got some folks here, and I'm super glad that you're here tonight. And, we're gonna jump into Connect two point o, specifically in the marketing platform. And I will walk through kind of sharing my screen and and kinda walking through all the different, facets of the marketing platform while I do that. Christina's gonna watch the chat. So if you've got any chats, if you'll or if you got any chats, if you got any questions, you can tell it's already late. If you got any questions, feel free to throw those in the chat, and, we'll get those handled and and referenced. Now, let me share my screen, and I'm just gonna kinda start from scratch so that if you haven't seen how how to get into the marketing platform, we can start with that. We'll get that. Alright. And and let everyone know. What was that? I said, real quick, do you want an intro and and, let everyone know what you do, who you are, just in case we have anyone new? Sure. My name is Shay Cotter, and I am the broker for Texas here at LPT Realty. And, with me is Christina Valero, and I'll let you introduce yourself. Thanks. I get the pleasure of working with Shay everyday. I am the regional director, and Texas is one of the states that I, I have wonderful wonderful person I work with. Also Pennsylvania Maryland, and Virginia. So we're very happy. Thank you all for showing up. We know it's but we are excited to get started. So go ahead and take it away, Shay. Absolutely. Just to make sure everybody can see my connect screen. Right? Is that right? Christina, can you see that? It's not showing normally for me. Okay. Great. So the the quickest and easiest way to get into the marketing platform platform is right here under biz gen. And if you'll just connect with this, button right here, LPT marketing, you'll get right here. And the first thing I wanna point out is right here on the initial page, there's a lot of training in this, platform. You've got training here for, the listing power tools presentation. You've got all sorts of, documentation and and great guides up in here. So really and truly, spend some time when you first get in here. Just orient yourself a little bit. Dig in to all of the articles here. There's a lot of knowledge, and all of this knowledge will get you so much further down the road. So this is just what you see when you first get into the marketing platform. Before you do anything else, the first thing you're gonna wanna do is review your profile. And, to do that, you just click on marketing profile. And then right here under personal information, it's got all of your information. Right? It's got your phone number. It's got your website, your license number, your email address, some sort of disclaimer. Put your bio in there. Please fill out all of these fields. And, once you get all of this together, this is gonna prepopulate a lot of the data points throughout everything else we're gonna kinda walk through. So you've gotta get this in here first. And once you get this together, you might also want to look at these theme colors because here in a second, I'm gonna show you how you can redesign things to match whatever theme you choose. I kinda go with the the blue, the two tone blue personally. You know, have fun with it. So then once you fill all of that out, you're gonna get to your photos. You've got your your marketing profile, your headshot, four connect two point o. You've got a great place. If you can go ahead and do this, put your profile picture in there just like Facebook or any other social media platform. Put a cover photo in there, make it unique. One of the beautiful things about this new platform is it's a great place for us to connect with each other. And the more you're out there in this environment and connecting with other agents, you're building those connections, you're building your referral generations, you're building ways to network and and kinda help people all across the country. So add this in here so that people know who we're talking to and and other agents can find you. Because if they can find you here and look at that picture there and then they find you out on social media elsewhere, they know without a doubt that that's who you are and they found the right person. And it just helps to create those all those different social connections, and and it really does kinda add to your social equity to a to a certain extent. So fill this out. Spend some time in this. And, obviously, when you get done, you wanna put your shipping and billing information in here. All of this is just kind of the groundwork. Right? So once you get all of that done, then the next step is I wanna show you the communication platform because the communication platform is is really kind of the hub that makes all of these different pieces work so smoothly when those leads get generated and the folks reach out to you. So once you click on the settings in the communication platform, you're gonna have your cell phone number. Yes. Sorry. Wanted to you just jog my memory on something. I was watching morning coffee this morning and how you said to make sure you take the time to fill everything out. Make sure you upload a picture. Michael Valdez and Robert mentioned in your bio to take some time to to go through and fill that out with information, including language, that you speak, including areas that you serve. If you're a short term rental agent, if you, you know, have experience in foreclosures, your bio has it it's a it's part of that search searchable interface. So really do take time to go ahead and go through there. And, if you if they put a search term that's in your bio your bio, right, other agents are gonna be able to find you by that search term. So really do, like like, straighten, buckle down, think about what you need to put in there that will help you make those connections. Good point. Yeah. I love the fact that that's so searchable. Mhmm. So, yeah, put put as much in there about who you are and all of those, great things that you bring to your clients every day. So once you go to the communication platform, this is going to be where the magic happens with a lot of the collateral that's out there. When you've got a sign or you've got, like, a the seven home buyer strategies, marketing magazine, and and they've got that information to get in touch with you. Right? Every time somebody reaches out through these documents, through this collateral, it's gonna be tied into this. And not only will that go into your lead generation, but it's also gonna have these preprogrammed responses. Let me go ahead and share my screen again, so you can kinda see what I'm talking about. But every time somebody reaches out and look at this. For instance, if they're using a client code that has to do with the active marketing plan, they're gonna get this initial response. And you can decide how much of a delay there is between when they reach out and you respond back to kinda give it a more organic feel, but still a very timely feel. And you can kinda read into the details here of how these different things work, but there's the the Power Connect that's automatically gonna be notified via phone call when a lead is interested in your listing. There's the initial auto text message, the follow-up text message if they don't respond. And it's a really great way. And you can even dial down further and make it more authentic to you by kind of rewarding things. And I would highly recommend that because you never wanna let a computer speak for you, and you never wanna let something represent you unless you've really spent time with it to to make it your own. So dig into this, spend some time with these, sort of auto responses, and you can even disable certain time frames if you wanna do that, again, to kinda add to that organic nature of it and to make sure that you're obviously not responding to somebody if if they're asleep or something like that. So, again, get into these settings, make it your own. This is where we really get to into some fun stuff here, the Desi Designer. Now once you go through here, you'll see that all these check marks are on here. That's because I kinda preloaded them. I I wanted to make sure that we weren't sitting here watching everything scroll. And, so I went ahead and preloaded these. But before you approve all these designs, you won't see these check marks. They'll just be circles. Right? So you'll go through here. You'll pick remember that theme color with the two tone blue I told you about? Yeah. This is where it all kinda ties in. So you can choose your theme. You can change it up. For me, I I'm I'm kinda boring like this. I just want the same thing over and over and over. So you can see how I've designed the business cards. You can see how I've designed, similarly, the marketing plan, the active marketing plan, the, nine critical questions to ask, the seven homebuyer strategy, the homebuyer work book, and so on and so forth. Folks, if you haven't ever ordered these, and I know that we've got a lot of newer agents who are just coming in right now. So if you've never ordered this stuff at all, I I really just kinda wanna show you an example. This is that seven. You can't see it because I'm still sharing my screen. This is the seven home buyer strategy collateral magazine we were talking about. This is really incredible stuff. Folks, this is part of what sets LPT apart from any other brokerage. And if you'll dig into this and create these, it's it's just a click of a button. And in a minute, I'll show you what all it goes into. But these are the kinds of things that leave an impression on your clients. These are the kinds of things that they're gonna hang on to and show their friends, and it's got all of your contact information, and it's got everything right there. And it's super, super easy just like we're talking about with a click of a button to just go ahead and set those up. Now once you get all of these set up and and literally let me just kinda show you an example. Let me see if I can so usually when you get to this screen, right here where it says your Desi Design is approved and ready to print, before you approve it, you're gonna have a blue button that says approve. And you're gonna go look at that. You're gonna go through here. You're gonna find the right color. That green does not look good on me, so I'm gonna go back to the blue. But if I went to the red, look, you could click that approve, and there it is. But I'm gonna go back to the blue again. And all of these, you can even design your billboard, your yard signs, and your open house yard signs. Now the magic of all this is when you once you get all that put together, let me show you this. You go in here to agent marketing, and you got your agent essentials, first of all. Now those agent essentials are gonna be you know, this is where you can order that marketing starter kit, or those short magazines, those essential signs, just something to help get you started. If you're ready to dig into more, though, you can go into the power packs. And the power packs here, we've got that listing power pack, that prospecting power pack. We've got the nine, critical questions, prospecting power pack, the seven home buyer strategies like I've shown you earlier. Or our newest thing, and it's an incredible pack right here, the buyer preshowing power pack. And I'm just gonna click on this and just use this as an example. So if you're gonna populate this, once you've added and and approved all those designs for all the other collateral, then you can go in here and click this next step, and you can add whatever percentage your commission's gonna be because this is gonna fill in a lot of information for you. Your transaction fee. So I'm just gonna put four percent and say transaction fee. I'm gonna put a hundred and fifty dollars, and then I'm gonna say approve design and next step. And now this is everything you're gonna get. You're gonna get seven ultimate home buyer workbooks. You're gonna get five of those seven home buyer strategy magazines. And, folks, this is the kind of collateral that it's like the gift that keeps on giving. You know, you just you hand it out, and it just keeps getting handed out, and people pass it around. And this generates so much income. Last night when I was going through this class, we had somebody that was saying, you know, look. Ninety nine dollars, that's kind of a lot to spend. My suggestion is you always wanna be leading with your marketing. Take five percent from every sale and throw five percent of that into your marketing and lead with that marketing. That's a small amount of money. You know, one of the agents in our class last night, as we were talking about this, was talking in the in the chat, and they were explaining how, you know, a a ninety nine dollar investment on this has generated about a dozen different, transactions. Right? So this is this is pennies on the dollar for the return on investment, and it is an incredible power pack. I wish you could see and feel the quality of this print. It really is great. So that's those are the power packs. And so you've gotta kinda go through you gotta set up your profile. You gotta set up through the Desi designer and and approve all those different designs. And once you do that, you come in here and you can order those power packs, the listing power pack, the buyer power pack, any of that or the collateral. Now the other thing that is really exciting here is the property marketing as well. Now this is if you have listings and, I don't have any listings. I'm not a producing agent. Excuse me. Christina is not a producing agent. She doesn't have any listings. But, last night, or two nights ago, I guess, one of the the folks that was teaching this class was using an agent profile, and profile, and and so it's really easy. If you've got listings, you can come in here, and it just imports your properties. You can order those power packs right there. If you're sharing listings with other people, it's got a an area for collaborative listings. It's got an area for open houses. So get in here and dig in. And, just there's so much that you can do. Now there's a lead section for collecting and organizing all your leads. There's the leads list, and then there's the leads gen list. Now this leads gen list, when you're using things like lofty and all those other components, this is where it's gonna import all those leads. So you're you've got the capacity right here, kind of a one stop shop to see all those leads that are aggregated into one section. And, honestly, the next section is one of my favorites. It's the social download section. Right here, there's a ton of graphics. Every time you go in and you customize stuff in Desi, it's gonna offer you all of these other things that you can design and you can share. Now one of the things we talked about last night is a lot of this stuff doesn't just help attract clients, but helps attract people to LPT, and it might help attract people into your downline. If you're constantly sharing on social media, the kinds of tools that that you have access to, the kinds of collateral that you can easily print just with a click of a button, and then just a couple of days, it's at your house. You can go through here and you can download active marketing plans. Look at that. You could you could download that as a piece of, you know, just an image that you wanted to put on social media. All sorts of great things. You've got yard signs, and then right here is the best. It takes snippets. This is part of my bio. It took a snippet from my bio and created, graphics that I can share. And in here, it's got all the other graphics that, you know, anytime LPT hits some big award or a big milestone, Everybody's loading up all these graphics in here for us to be able to utilize, and and now it's all at your fingertips. So, occasionally, there will be other times where special events are happening, and they'll load up some featured graphics. And that's gonna be, housed right here. This is where you would access it. And then you just go in here. In in your order history, you can see all the different things you have ordered and, reorder them. So that's kind of a a an overview. Christina, is there something that you wanted to say about that? Yeah. Just for the downloads, I I really love this portion of of the marketing because we we do love social media. We all use it, and it's it's a great part of your, advertising and marketing. But, also, they, LPT includes you know, as far as recruitment. Right? It includes those types of social media downloads, for agent attraction. And then those featured graphics, generally, those are when we have those big events like Grand Prix, and it's just really fun to share those items. You're active in real estate. You love what you do, and it's it's, it's just really fun how LPT agent toys. Right? But if you're into agent attraction, we have graphics for that. And if it's it's to gain customers and clients, we have graphics for that. So it's really a real rounded feature, all these downloads for you. If you have not been in here and fully taken advantage of these items, especially that new buyer, power pack, go in there and and fill it out and and get your information because it's it's something that you really should should be using. So, small smaller lightweight signs, I I believe you can special order those, through an outside company. But most of the collateral that we have in there downloads, the, those are printable items as well. And and, Sandra, the replay of these sessions are are supposed to go live tomorrow.
