I think most of us thought we broke Zoom yesterday, so we definitely, had a hiccup yesterday. And, again, just thankful that each and every one of you are here. I also lead LPT plus. Coaching and training is a big part of my world, and I love coaching and training and teaching on things that I have experience in. So this is a a topic that I have massive experience in. I personally have done thousands of cash offer transactions. So I want you to know that today, we are going to give you actionable items that you can go and you can implement into your business regardless if you are, part of LPT Plus and have a cash offer pack or not, you will learn things to open your mind up to possibility. What I love around cash offers, it is one of the most powerful call to actions, and we're gonna dive into it here and how you can, just change your world, change your business. Preforeclosures refers to properties where the homeowner has missed mortgage payments, where it becomes public notice that they are, there is a notice of default. These homeowners are at risk of foreclosure but have not yet lost the property. So that is by far one of the biggest opportunities for you to connect with that I have found the most success with, the outreach. So door door knock, door drop, direct mail, always have an em empathetic tone. Have empathy when you are connecting with them. Why these homeowners are in financial distress, and they need, solutions. So they are also you have to keep in mind with them why it's gonna create success for you is they're either going to fix their mortgage. They're gonna catch up on their payments. They're going to lose their home in in a foreclosure situation, or we do something like a short sale or we help them sell it prior. They may have a loan modification. So there is going to be options that they have to go through, and and, again, it's one of the most impactful. I specialize in helping homeowners in transition. So my recommendations, if you don't have preforeclosure, as I walk through these strategies with you, if you don't have experience in these different strategies, go with the cash offer call to action. The more you build rapport with them, you also can get those listings and those listing opportunities or help them acquire assets. So it gives you a great foot in the door to start to build rapport, whether it's with a small investor or a large institutional investor that owns thousands of properties in your area. This right here is powerful to sit down with an investor. Now conversation starters, again, it's it's a great opportunity. So alright. Next slide, Davie. Alright. So our PowerPack, Zudilio, all of the people that I connected with you on how to engage opportunity, and then the investor network. So we have divorce or estate transition, so it it offers privacy and simplicity, preforeclosure and financial hardship. It provides a dignified exit strategy for distressed homeowners. Rental property liquidation allows landlords to exit without tenant disruption. So let me say that one again. There are a lot of landlords that are currently in distress. There are a lot of them that are renting their properties, and they are tired of being landlords. We call that tired landlords. Their tenants can stay in the property. A lot of investors will buy them with the tenant involved so it doesn't disrupt the the tenant moving, and it allows that landlord to exit the property and cash out on where where they're currently finding pain, and they don't want to be a landlord anymore. Senior transition simplifies the moving process for older homeowners. We have a lot of our agents in LPT plus that seniors is a big part of their business. Seniors has the they are in need of someone they trust, the people that the caretakers that they have in a lot of situations. I know a lot of our agents, which I just saw. I didn't know it was Lori's birthday. She also works seniors on a really high level and has shared some strategies. So, again, senior transition is something we can all do, and a lot of times that does lead in probate lead into probate and inheritance properties. Every social media post should rotate in cash offer framing. Every listing appointment should use the investor offer as a comparison point. We are, almost wrapping up. So, let's go through some conversation starters. And let's see negative events happen to good people. I agree. So this is, again, this is something that I have a lot of experience in. And if you are looking for a business opportunity in your world to be able to grow additional listings, impact more sellers and buyers, this, again, is is one that will help you convert more and engage with sellers on a super high level. So let's go through a few conversation starters before we wrap up. Most of the sellers, most of the sellers I work work with aren't sure if they want to list, but they all want to know what their home is worth in cash. Would you like to for me to pull that for you? So, again, I understand that a lot of sellers that I work with, maybe they don't want to list. But how about a cash offer? No obligation. Again, works really great with for sale by owners. I have access to a network of buyers making offers in seventy two hours or less. Want me to see what they'd pay for your home as is. Do you see how it's an easy ease into a conversation? It's an easy ease into having sellers open up. Alright. Let me get some water real quick. Alright. So this is a lot of words. This is my recommended agent drop off, and I call radiate, radiate strategy. So for you, I I want you to look at with investors, with your door drops, with your cash offer call to actions, how are you deploying them? So when if you set a a framework on how many you're dropping and how many you're connecting with, and that is something that you do weekly and it becomes part of your strategy, you will convert more opportunity. So I personally recommend, let's just use an example of the ten pros the seven to ten prospecting leads that the LPT plus agents receive. They drop, and they do five to the right, five to the left, five across the street. And, so setting those where you're going to drop, it will help you maximize the opportunity. So execute a drop strategy. I personally also recommend taking three texts and and including that on a daily flow on people you know. Hey. Just checking in. Would you be interested in allowing me to get a cash offer on your property. So weekly actions deliver ten to fifteen cash offer power packs, letters, post at least two times on social media, and those monthly actions is going to allow you to create opportunity. Now I I just wanna finish with the five to five strategy. The five to five the five to five to five strategy, regardless of what you're dropping is powerful.
